Pick a frequency and we hold the slot. Most properties land on weekly or twice a week, with an extra pass after storms and a heavy cleanup in spring.
Spring cleanup
The big one in Michigan. A deep pass that strips out a winter of salt, sand and stone before it turns into dust all summer.
HOAs and apartments
Resident parking, guest lots, clubhouse and mail kiosk areas, and the corrals nobody else wants to deal with. Reporting a board can read.
Litter policing

How it goes
Four steps from first call to a clean lot.
STEP 1
We walk the lot
Usually at night, when it's empty and we can actually see it. We measure it, look at the curb line, check the catch basins and corrals, and find anything a sweeper is going to hang up on.
STEP 2
You get a fixed price per visit
Based on lot size and frequency, in writing, before anything runs.
STEP 3
We run the route overnight
Usually between 10 PM and 5 AM. In and out while the lot is empty, so nothing gets blocked off during business hours.
STEP 4
You get proof it happened
Timestamped photos and a short note after every visit.
