Core service

Parking lot sweeping

A full mechanical pass over the lot. Curb lines first, then drive aisles, then the stall grid, then the corners a broom only crew tends to skip. Lot sweeping is available all year round where weather permits.

How often

Most commercial lots do well on weekly sweep. High traffic retail lots, especially ones with food tenants, usually wants twice a week. Quiet office parks can hold at every other week. We'll tell you which one your lot actually needs in our quote.

Seasonal

Spring cleanup

By March a Michigan lot is carrying a full season of salt, sand and stone. It's gritty underfoot, it stains the concrete, it packs the catch basins, and by June it becomes the dust that sticks to your lot.

Spring cleanup is a heavier, slower pass than a maintenance sweep, and sometimes two passes on a lot that took a beating. It's the one visit a year that makes the biggest visible difference to a property.

Worth knowing

  • Book by March. Late March through May is the busiest stretch of our year.
  • Best done after the last real freeze so you aren't sweeping ahead of one more salt run.

Residential communities

HOAs and apartment communities

Keeping your residential lots clean can keep tennants happy, and can set a good first impression for new ones. Our crews will work around parked vehicles and will manually clean anything the truck can't reach.

Add on

Litter policing

A sweeper handles pavement. It does not handle the cup in the landscape bed, the bag against the fence line, or litter on walkways. Litter policing is the walk around that catches all of it. Most of our clients add it to their regular sweeps.

  • Landscape beds, tree rings and mulch lines
  • Fence lines, retention edges and grass strips
  • Dumpster corrals and the pad around them
  • Entry doors, sidewalks and cart corrals

Important Note

Large litter or debris such as furniture, pallets, large cardboard, etc. are not included. Litter policing only covers smaller items outside of the trucks reach.

Pricing

How a number gets to you.

We don't publish a rate card because each property is different. Here's what actually moves the price.

A

Lot size

Total sweepable square footage plus how much curb line there is. Curb line matters more than stall count. A long skinny lot takes longer than a square one of the same area.

B

Frequency

More frequent visits cost less each, because there's less on the ground every time. Weekly is usually the sweet spot on price per visit.

C

Debris load

Lots that see more daily debris are priced differently than properties with less. For example, fast food lots and lots nearby them typically see more debris than office building lots.

D

Obstacles and access

Gates, tight islands, low canopies, parked trailers, and cart corrals. All of it changes how long the truck is on site and what it can reach.

What we get asked the most.

Does the lot have to be completely empty?

No, though emptier is better. We work around overnight parkers and get what we can reach. If a section is blocked every time, we flag it in the photo report.

What happens to the debris?

It leaves with us in the hopper and gets disposed of properly. Nothing gets blown into your landscaping, pushed into a corner, or dumped in your dumpster.

What about big stuff like pallets or furniture?

That's outside a sweeping service. Anything the truck or one person can't reasonably move stays, and we note it in the report.

Is there a contract?

There's a simple service agreement so both sides know the schedule and the price. We can do one time sweeps or long term contracts for your properties.

Can you come out after a storm?

Yes. One time and emergency visits are available for existing clients, and we fit new ones in when the route allows. Call rather than email if it's urgent.

How do I know the sweep actually happened?

A simple report and timestamped photos are sent after every visit.
